What roofing costs in Rancho Palos Verdes
Estimated installed ranges for this market, and an honest account of what moves them. These are guidance for sanity-checking a quote, not quotes themselves.
Be first in line
Three quick questions. Nobody is sent your details; we email you when a provider can help.
You are on the list.
No provider in Rancho Palos Verdes is taking requests through this service yet. We are lining them up, and yours is kept until one can.
- Nobody gets your details yet. Your request stays with us and is not passed to any company.
- One email when someone can help. When a provider covering your area can take it on, we email you once and ask whether you want that company, by name, to contact you.
- Deleted after 90 days. If nobody can take it on, or you do not say yes, your contact details are deleted 90 days after your request.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
Nobody will call you about this request unless you say yes to a company by name.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Rancho Palos Verdes is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
What a roof looks like as a monthly payment
Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.
Prefilled with the middle of the typical Rancho Palos Verdes replacement range. Change it to whatever you have been quoted.
Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.
Try:
| Term | Per month | Interest paid | Total paid |
|---|---|---|---|
| 3 years36 payments | — | — | — |
| 5 years60 payments | — | — | — |
| 7 years84 payments | — | — | — |
| 10 years120 payments | — | — | — |
| 15 years180 payments | — | — | — |
The assumptions, in full
- A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
- No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
- Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
- The prefilled amount is the middle of the typical replacement range for Rancho Palos Verdes from public cost data. It is not a quote for your roof.
Not an offer of credit. Keystone Roofing Contractors is a matching service — not a lender, not a broker, not a roofing contractor — and arranges no financing of any kind. We do not take an application, we cannot approve anybody, and no rate on this page is available from us. Terms come from whoever you actually borrow from.

| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $700 – $975 | $13,500 – $27,500 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $550 – $725 | $10,500 – $20,500 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $875 – $1,300 | $16,500 – $36,500 | 25 to 35 years |
| Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch. | $1,300 – $2,100 | $24,500 – $59,000 | 40 to 60 years |
| Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced. | $1,800 – $3,400 | $34,000 – $95,000 | 50 to 80 years |
What moves the number
- Pitch — anything over about 7:12 needs staging and slows a crew down
- Whether the valleys, drip edge and step flashing are being replaced or reused
- Ventilation work, if the old roof was cooking itself from underneath
- How much decking turns out to be soft once the covering is stripped
- The number of penetrations: chimneys, skylights, vents, solar mounts
Common repairs
| Emergency tarp-over | $450 – $1,300 |
|---|---|
| Small leak, flashing or a few shingles | $525 – $1,300 |
| Valley, chimney or skylight reflash | $1,000 – $3,100 |
| Section replacement, one slope | $1,500 – $5,300 |

Extras that turn up on quotes
| Item | Typical range | Notes |
|---|---|---|
| Roof inspection | Free – $482 | Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to. |
| Tear-off, per layer per square | $160 – $292 | Two old layers costs roughly twice what one does to remove and tip. |
| Seamless aluminium gutter, per foot | $13 – $28 | Most homes run 160 to 220 feet. |
| Ridge and intake ventilation upgrade | $665 – $2,488 | The cheapest thing you can do to make the next roof last its full life. |
| Tile lift-and-relay, per square | $744 – $1,391 | Existing tile comes off, new underlayment goes down, the same tile goes back. |
| Skylight replacement, each | $1,249 – $3,725 | Cheaper done during a re-roof than on its own afterwards. |
Cost questions
Are you a roofing company?
No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.
It is leaking right now. What do I do?
Move what you can out of the way, put a bucket under it, and if there is a bulge in the ceiling put a small hole at its lowest point to let the water out in one place rather than bringing the whole panel down. Then mark your request as an emergency — those go out first.
Can I stay in the house while it is done?
Yes, though it is loud, and things will fall off shelves in the garage. Move cars out of the driveway and take anything fragile off the walls of the top floor.
Are gutters included in a re-roof?
Usually not, unless the quote says so. If they are near the end of their life, replacing them during the re-roof is meaningfully cheaper than doing it later, because the crew and the staging are already there.
Do I need a permit?
Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.
